The Real Test for Any Garage Floor Coating: Can It Handle Moisture?

Garage Floor CoatingGarage Floor Coating

Not every garage floor coating is built to handle what’s happening beneath the concrete.

Before hiring an installer, it’s worth understanding the number one cause of coating failures, and how a quality system addresses this risk.

What Is Moisture Vapor Transmission?

Concrete is porous by nature, continuously drawing moisture from the surrounding soil and releasing it as vapor. This is a constant, even in seemingly dry climates.

Without a dedicated barrier against this vapor, the pressure has nowhere to go except into the coating itself. Left unmanaged, moisture vapor transmission can lead to:

  • Bubbling
  • Peeling
  • Delamination
  • A much shorter coating lifespan

Comparing How Systems Handle Moisture

Category Quality Garage Floor Coating (Professional System) 1-Day Garage Floor Coating System
Moisture Mitigation ASTM F3010 Moisture Mitigating Epoxy Primer No Dedicated Moisture-Mitigating Primer
Primer Thickness High-Build ASTM F3010 100% Solids Moisture-Mitigating Epoxy Thin Film Polyurea / Polyaspartic Base Coat
Total System Thickness Typically 30-35+ mils Typically, 12-20 mils
Warranty Coverage for Moisture-Related Coating Failures Covered – Majority of All Garage Floor Coating Failures are Moisture-Related Typically, NOT Covered or with Moisture Limits in Their Exclusions.  It is Best to Call the Company and Ask.

A quality coating takes two days to install for a reason.

Day one starts with mechanical diamond grinding to open the concrete’s pores, followed by the moisture-mitigating epoxy primer. While that primer is still wet, a full flake broadcast goes directly into it for added durability and texture.

After the bottom layers have had time to cure, crews return on day two to apply dual 100%-solids polyaspartic topcoats to seal the system and add resistance to UV fading, chemical spills, and impact.

A typical 1-day system skips the epoxy primer and applies a single, rapid-cure coat (typically polyaspartic), leaving little defense against moisture from below.
